3513 Franklin



East Upstairs Bedroom--viewed from the hallway. Lots of windows to let in the sun and views of the ocean. Walk-in closet off to the left.

Front Door--Lots of character in this old door. We'll refinish it and keep it on it's hinges.

Dining Room--viewed from the doorway between the family room and kitchen.

Dining room--looking towards the family room. The foyer is to the left and the living room can be seen just off to the right of the foyer.


Wrap-around porch--viewed from the doorway into the mudroom. Porch wraps around to the west side of the house.


Upstairs bathroom--the little .5 bathroom upstairs that has a lot of potential. Already plumbed for a bathtub. A nice little window into the girls' future bedroom.

West Upstairs bedroom--large bedroom upstairs that the current owner is using as TV room.

Foyer--stairs to the right, living room to the left, dining room straight ahead. Family room is to the left after entering the dining room.

Stairs--need to be refinished.


Pretty moulding around most of the doors and windows in the house. Annie is already schemeing about how to improve the doors without matching mouldings.

Family room--as viewed from the living room. Dining room is off the right. You can see the kitchen straight ahead through the door.


Family room--I turned around and took a picture of the living rooom from the family room. Annie is thinking that replacing that single door with pretty french doors would improve things.

Upstairs Addition (West View)--this is the addition above the kitchen. I'm standing in the doorway and looking to the west. This photo captures roughly half of the square footage in this room. We want to finish the room, frame in the windows and add skylights to bring in the light.


Upstairs addition (East View)--the whole in the wall on the left of this picture goes into the bathroom. Most probably the location of a pre-existing window before the room was added.

Bathroom (Downstairs)--My wife loves this bathroom. She wishes the tub was angled rather than parallel to the wall. I like that it hasn't been updated too much and has a gorgeous claw foot tub.



Kitchen--viewed from the family room. Floors look awesome. The refrigerator is to the right against the west wall. We'd like to add cabinets along the north wall (not seen) immediately to the right as you enter the kitchen. We also want to add an island in the middle area, and replace the coutner tops.


Kitchen--there is the fridge. Imagine placing the back against the north wall (the wall on the right edge of this photo, and then adding cabinets, cupboards, and counter space.
